Why do my accordion shutters get harder to slide closed every season?

A straight answer for Broward County homeowners, then what you can check yourself and when to call. Free estimate: (954) 906-1715.

Accordion shutters get stiffer because the top and bottom tracks slowly fill with salt, sand, pollen and corrosion products while the nylon wheels and pivot pins wear and lose their lubrication. Add Broward's humid, salty air and the aluminum blades, carriers and fasteners begin to oxidize, so the whole stack drags instead of rolling.

The other half of the answer is alignment. If the header has sagged, an anchor has loosened, or the wall or window frame has shifted even slightly, the top and bottom tracks are no longer parallel and the shutter binds at one end of its travel — that part does not improve with cleaning and needs the hardware corrected.

Why it happens

An accordion shutter hangs from wheels running in an upper track and is guided by a lower track. Both tracks are open channels, so they collect whatever the weather delivers: wind-blown grit, lawn clippings, salt mist from the coast and Intracoastal, and dust from stucco or roof work. That debris packs into the channel and becomes an abrasive paste once it gets wet.

At the same time, salt and humidity attack the parts you can't see. Steel pins, screws and rivets inside aluminum carriers corrode, aluminum oxidizes into a chalky white powder, and the lock bars and key cylinders stiffen. Each season the shutter takes a little more force to move, which in turn stresses the carriers and bends blades — so the problem compounds.

Heat and UV play a part too. Nylon wheels harden and flat-spot after years in the sun, and any factory lubricant has long since baked out. When several worn wheels drag at once, the pull force goes up sharply, which is usually the moment a homeowner notices the shutter 'suddenly' got hard to close.

What you can check yourself

Look down the bottom track

Sight along the channel in daylight for packed sand, leaves or a crust of white corrosion. A vacuum crevice tool and a soft brush remove most of it safely.

Rinse with fresh water

If you live near the ocean or Intracoastal, hosing the tracks and blades with fresh water a few times a year slows salt buildup. Let them dry before closing the shutter.

Use the right lubricant

A dry silicone or PTFE spray on the tracks and wheels is appropriate; heavy oil or grease attracts grit and makes the binding worse over time.

Watch where it sticks

Note whether the shutter drags the whole way or only at one end. Binding in one spot usually points to alignment or a bent blade rather than dirt.

Check the locks and pull handles

Stiff thumb-turns, seized key cylinders or a lock bar that no longer lines up are signs of corrosion in the hardware, not in the track.

When to call a pro

Call when cleaning and dry lubricant don't restore smooth travel, when blades are bent or separating at the hinge, when wheels or carriers have broken, when the header or anchors feel loose, or when you simply can't close and lock the shutter by hand. A shutter that can't be fully closed and latched is not protecting the opening, and forcing it usually damages more blades.

Our shutter work is performed under Broward County Certificate of Competency 20-WD-21968-X, which covers windows, doors, shutters and garage doors. Repairs that re-anchor a system to the structure, or any replacement, generally need a permit from your city's building department — and because all of Broward is in the High-Velocity Hurricane Zone, replacement shutters must carry a product approval valid for the HVHZ, usually a Miami-Dade NOA, installed to the approved anchoring details for concrete, block or frame. Verify the specifics with your city's building department, and note that condo and HOA approval is often required as well.

Hurricane Shutters (accordion, roll-down, storm panels) work is done under Broward County Certificate of Competency 20-WD-21968-X (windows, doors, shutters & garage doors).

What a pro will do

  • Service and realignClean out the tracks, replace worn wheels, pins and carriers, and reset the header and bottom track so they run parallel and the stack moves freely.
  • Correct the anchoringCheck anchors and fasteners for corrosion or pull-out and re-secure them per the system's approved details for your wall substrate.
  • Repair or replace hardwareSwap seized locks, bent blades and corroded lock bars so the shutter closes and latches the way it was approved to.
  • Replace a system that is past repairWhere corrosion is widespread, we quote accordion, roll-down or removable panel systems approved for the HVHZ, and confirm bedroom emergency escape and rescue openings still operate as required.
  • Handle permits and inspectionsWe pull the permit when the work needs one, schedule the inspections and see the permit closed out.

Related questions

Does a repair to my existing accordion shutters need a permit?
Minor cleaning and wheel replacement usually does not, but work that re-anchors the system to the structure or replaces it generally does. Permits come from your city's building department, or Broward County Building Code Services in unincorporated areas — verify with your city's building department, and check your HOA or condo rules too.
Can old accordion shutters still count for wind mitigation?
Opening protection is one of the categories on Florida's uniform mitigation verification form OIR-B1-1802, and a licensed inspector evaluates protection across all openings. Shutters generally need to be approved impact protection and in working condition. We don't perform wind-mitigation inspections; you can start with the free Wind Mitigation Credit Checker on this site.
Will insurance discounts apply if I upgrade my shutters?
Florida law requires insurers to offer discounts or credits for wind-loss-mitigation features (s. 627.0629, Florida Statutes), and approved opening protection falls under the opening protection category of form OIR-B1-1802. Amounts vary by insurer, so confirm with yours.
Is it better to repair stiff shutters or replace them?
If the blades are straight, the anchors sound and only the wheels, tracks and locks are worn, a service usually restores smooth operation. Widespread corrosion, bent or cracked blades, or a system with no traceable approval usually points to replacement with HVHZ-approved shutters.
What does a shutter repair or replacement cost?
It depends on the number and size of openings, access and height, the wall substrate, whether the system can be serviced or has to be replaced, the product chosen, the permit, and what is found once the header and anchors are opened up.
