Why do my storm panels no longer line up with the bolts on the track?
A straight answer for Broward County homeowners, then what you can check yourself and when to call. Free estimate: (954) 906-1715.
Storm panels stop lining up with the track bolts when something has moved: the track or its anchors have shifted or corroded, a panel has bent, or panels have been swapped between openings. Panels are normally fitted to one specific opening, so a mix-up is the simplest cause and the first thing to rule out.
The nuance is that a mismatch is not something to force or fix by re-drilling. In Broward's High-Velocity Hurricane Zone, a panel system only counts as protection if it is installed the way its approval describes, so the cause needs to be found, not worked around.
Why the holes and bolts stop matching
Most removable panel systems are built around a fixed spacing between the track's bolts or studs and the holes in each panel. Anything that changes either spacing, or the position of the track, throws the fit off. Common culprits are panels stored in the wrong order, panels stacked or leaned in a way that bent them, and panels from another opening or another system.
On the track side, humidity and salt air corrode bolts, studs and anchors, especially near the coast and Intracoastal. A corroded stud may have been replaced with a different one, or the track may have loosened or bent from an impact, a ladder, or years of putting panels up and taking them down. Repainting, new stucco or a window replacement can also change the opening or the track's position slightly.
Panels themselves can warp from heat, a drop, or being forced on in a hurry. A panel that is slightly curved can look like a hole-spacing problem when the real issue is the panel's shape.
What you can check yourself
Look for opening labels
Check each panel for a label, number or marking showing which opening it belongs to. If your set is unmarked, try matching panels to openings by width and height before assuming anything is damaged.
Check orientation
Panels can often be fitted upside down or backward, and top and bottom tracks are not always the same. Compare against any instructions or photos you have from the original install.
Inspect the track and bolts
Look for bent track, loose or cracked anchors, rust staining, and studs that are missing, swollen or different from their neighbors. Do not tighten, bend or swap hardware to make a panel fit.
Check the panel's shape
Lay a panel flat on level ground and see whether it rocks, bows or has a bent edge or crushed hole.
Note what changed
Think about whether windows, stucco, paint or trim were redone since the panels last fit. That detail helps us diagnose the cause faster.
When to call a pro
Call us if the panels are correctly matched and oriented and still miss the bolts, or if you find a bent track, loose anchors, heavy corrosion or a warped panel. Please don't enlarge holes, re-drill panels or track, or mix hardware. Panels and anchors in the HVHZ need a Miami-Dade NOA or a Florida Product Approval valid for the HVHZ, installed per the approved anchoring details for your wall type (concrete, block or frame). Altered holes can move a system away from what was approved.
Replacing track or anchors involves attaching to the structure, which generally needs a permit from your city's building department, followed by inspections and a closed permit. Verify the details with your city's building department, and check with your condo or HOA board if one applies. Shutter work in Florida should be done by a licensed contractor, and our work in this category is covered by Broward County Certificate of Competency 20-WD-21968-X.
Hurricane Shutters (accordion, roll-down, storm panels) work is done under Broward County Certificate of Competency 20-WD-21968-X (windows, doors, shutters & garage doors).
What a pro will do
- Identify the product and its approvalWe find out which panel system you have and whether its approval for the High-Velocity Hurricane Zone still applies to the way it is installed now.
- Find the source of the mismatchWe check the track, anchors, studs and panels for movement, corrosion, bending and mix-ups, then measure the opening.
- Repair or replace the failing partsDepending on what we find, that can mean new anchors and hardware, a re-set or replacement track, or replacement panels made for that opening.
- Handle permit and inspectionsWhen the work needs a permit, we pull it, schedule inspections and close it out.
- Offer alternatives if the system is worn outIf the panels have outlived their usefulness, we can quote accordion or roll-down shutters, approved for the HVHZ, as a free estimate.
Related questions
- Can I drill new holes in my storm panels so they fit?
- We don't recommend it. Panels are approved with specific hole locations and fasteners, and altering them can leave the system different from its approval. Have a pro look at the track and panels first.
- Do panels that don't fit still count for wind mitigation?
- Opening protection is one category on Florida's form OIR-B1-1802, and protection is evaluated across all openings. A licensed inspector completes the form, so a set that can't be properly installed may not be recorded as protection. Florida law (s. 627.0629) requires insurers to offer wind-mitigation discounts, but amounts vary by insurer. Our Wind Mitigation Credit Checker is a free place to start.
- Do I need a permit to replace a track or anchors?
- A permit is generally required for anchors on removable panel systems because they attach to the structure. Requirements vary by city, so verify with your city's building department.
- When is the best time to get this fixed?
- The off-season, late fall through winter, is usually easier for scheduling than the spring rush and any time a storm is in the forecast. Fixing a fit problem before hurricane season starts on June 1 gives you time to test the panels.
