Why is there white powder and pitting on my door track and rollers?

White powder on a door track is usually aluminum oxide, the residue of corrosion. Pitting means the corrosion has gone past the surface and is eating small pockets into the metal. In Broward's humid, salt-influenced air, this is the normal way aluminum tracks and metal rollers wear out when moisture sits on them.
The powder alone is a surface problem that cleaning can often slow. Pitting is different, because lost metal does not grow back. Deep pits in a track or roller usually mean the part needs replacing, and sometimes the door.
Why it happens
Sliding door tracks sit at the lowest point of the opening, where rain, sprinkler overspray, pool splash and condensation collect. Broward's rainy season, near-daily afternoon storms and year-round humidity keep that area damp. Near the coast or the Intracoastal, salt in the air settles on the track and speeds corrosion on tracks, rollers, screws and hardware.
Clogged weep holes and packed dirt make it worse. Debris holds water against the metal, so the track never fully dries. Mixing metals, such as steel rollers or screws against an aluminum track, can also speed up the powdery buildup where the two touch.
The condition matters beyond looks. Corroded rollers make a door stiff, noisy or hard to lock. A door that does not close and latch fully is not doing its job in a strong wind. The sill area is also where water can get in during heavy, wind-driven rain, so a damaged track is worth looking at closely.
What you can check yourself
Clear and clean the track
Vacuum loose grit, then wipe with a soft brush or cloth, mild soap and fresh water. Dry the track completely afterward. Avoid harsh abrasives that scratch the finish.
Check the weep holes
Look for the small drainage slots at the outer track edge and make sure they are open. Pour a little water in the track and see whether it drains outward instead of pooling.
Judge the damage
If the powder wipes off and the metal underneath is smooth, it is surface corrosion. If you see pits, flaking, or a rough, crumbling surface, the metal is compromised.
Test how the door moves
Slide it slowly. Grinding, catching, a door that rides unevenly, or a lock that no longer lines up points to worn rollers or a damaged track.
Look for water signs
Check the floor beside the track and the wall below for staining, swelling, soft spots or musty smells after rain. These suggest water is getting past the sill.
When to call a pro
Call us if the track is pitted, the door is hard to move or will not lock, or you see water damage near the sill. Do not lift a panel off its track yourself. Impact-rated glass panels are heavy, and handling them wrongly risks injury and damage to the glass.
If the door itself needs replacing, that is permitted work in Broward. Your city's building department issues the permit, and the product approval and attachment details are submitted with it. A final inspection follows. Verify the specifics with your city's building department, and with your HOA or condo association if exterior door changes need its approval. What a pro will do
- Assess the track, rollers and sillWe look at how deep the corrosion goes, whether the frame and sill pan are sound, and whether water has reached the framing.
- Decide repair or replacementWorn rollers or light surface corrosion may be serviceable. A badly pitted track or frame usually calls for replacing the door unit.
- Use an approved replacementInside the High-Velocity Hurricane Zone, a replacement slider or entry door needs a product approval, usually a Miami-Dade NOA, rated for the opening's design pressure.
- Install sill pans and flashingProper sill pans and flashing, installed to the approval, direct water away from the opening instead of letting it sit at the track.
- Handle the permit and inspectionsWhen the work needs a permit, we pull it, schedule the inspections and close the permit out.
Related questions
- Can I just lubricate the track and rollers?
- A dry-type lubricant after cleaning can help a door that is only dirty. It will not fix pitted metal or a worn roller. Skip heavy grease, which traps grit.
- Does a corroded slider affect my wind-mitigation form?
- Form OIR-B1-1802 records opening protection across all openings, and a licensed inspector completes it. Florida law (s. 627.0629, Florida Statutes) requires insurers to offer discounts for wind-loss-mitigation features. Our free Wind Mitigation Credit Checker on this site can help you see where your home stands.
- Do I need an NOA to replace a sliding glass door in Broward?
- Yes. Products for openings in the High-Velocity Hurricane Zone need an approval accepted there, usually a Miami-Dade NOA. The approval must match the opening's design pressure, so confirm with your city's building department.
- How can I slow corrosion on a new door?
- Keep the weep holes and track clear, rinse salt and dirt off with fresh water, and dry the track. Redirect sprinklers away from the door.
